The original package document also specifies common structural deliverables including M20 RCC work, brick masonry, plastering, PCC flooring base, RCC staircase, waterproofing, Fe550 TMT steel, Ultratech cement and complete RCC/masonry labour.
2. FOUNDATION PACKAGE
Foundation is charged separately from the construction package.

G+1 Foundation Includes
- Excavation & earthwork
- PCC below footing
- RCC footings

- Structural reinforcement as per design
- 2 ft sand filling
- RCC work up to 3 ft plinth height from plot ground level
- Labour, materials and curing
Plinth Height
The above foundation rates are based on a 3 ft plinth height from the existing plot ground level.
If additional plinth height is required:
Additional ₹100/sqft for every additional 1 ft of plinth height.
Example:
- 3 ft plinth = Included
- 4 ft plinth = ₹100/sqft extra
- 5 ft plinth = ₹200/sqft extra
3. STRUCTURAL SPECIFICATION
The construction package includes:
- RCC Columns, Beams & Slabs
- M20 Grade Concrete
- Fe550 TMT reinforcement steel
- Brick masonry
- Internal & external plaster
- PCC flooring base
- RCC staircase
- Terrace waterproofing
- Bathroom waterproofing
- Complete RCC & masonry labour
The structural reinforcement will be executed as per the approved structural design.
4. FLOOR HEIGHT
The standard floor-to-roof height is:
10 ft
If the floor height is increased beyond 10 ft, the construction cost will increase by:
10% of the applicable floor construction rate for every additional 1 ft height.

5. WINDOWS
- Standard window size: 4 ft
- Maximum provision: 8 windows per 1,000 sqft of floor area
- Standard Package: Aluminium windows with grill
- Premium Package: UPVC windows with grill
Any additional windows or significant variation in size/design beyond the above specification will be charged separately.
6. STAIRCASE
The standard staircase provided is a flight-type RCC staircase.
If the client requires a chain/zigzag staircase or any special staircase design, the additional cost will be calculated separately based on the design and execution requirements.
7. ADDITIONAL INCLUDED PROVISIONS
For projects of G+1 or above with a minimum built-up area of 1,400 sqft, the following will be provided:
- Architectural Plan
- Parapet
- Headroom
- Asbestos roofing for headroom
8. PACKAGE SELECTION
STANDARD PACKAGE | ₹1,700/sqft
A practical construction package with good-quality standard finishes, suitable for both self-use and rental residential projects.
PREMIUM PACKAGE | ₹2,000/sqft
Includes upgraded finishing specifications such as UPVC windows, premium paints, upgraded bathroom fittings, SS 304 stair railing and higher tile allowances.
The source package similarly positions the standard package as the budget-focused option and the premium package as the upgraded-finish option.
9. IMPORTANT TERMS
- Construction cost will be calculated on the actual agreed built-up area.
- Foundation cost is separate from the construction package rate.
- Rates are based on the specifications mentioned in this proposal.
- Any client-requested change, additional work, additional quantity or upgraded material beyond the stated specification will be charged separately.
- Plinth height above 3 ft will attract ₹100/sqft per additional 1 ft.
- Floor height above 10 ft will attract 10% additional cost per additional 1 ft height.
- Special staircase designs such as chain/zigzag stairs will be charged additionally.
- Window provision is limited to 8 windows per 1,000 sqft, with standard window size of 4 ft.
- Architectural Plan, Parapet and Headroom with asbestos roofing are included for G+1 or higher projects having minimum 1,400 sqft built-up area.
- Final material brands, designs and selections will be as per the applicable package specifications.
